What does a Custom Home Builder mean to you?

3D Development:  Custom Home means a home tailored to your specific needs and wants.  Custom does not necessarily mean more money just more attention to detail.  We will not build the same house twice.  It can’t be custom if someone else has it already.

How does your initial consultation and bidding process work?

3D Development: We have a no cost /no obligation consultation.  Chuck DiVito will meet with you and go through the home building process step-by-step.  We’ll also have our on-staff architect in the meeting to help translate your dreams and ideas to blueprints. At that time, if you want to proceed with a bid, we only ask that you pay for the drawings. Our architect fees are very reasonable @ 85 cents/square foot. These drawings become yours regardless of who you, ultimately, choose to build your home.  Next, we send the plans out to bid at no cost to you. Then, we will set up a meeting within two weeks to discuss the results and costs. In the meantime, we invite you to take the plans and share them with other potential builders for a true “apples-to-apples” comparison.

How are the results of the bid shared?

3D Development:  Our philosophy is what we call “full disclosure”.  We share all subcontractor costs with our clients.  At the onset of the project, we start a binder and fill it with all correspondence related to the construction of the home.  At any given time, our clients can ask to see their binder.  For example, if you want to know the exact cost 3D Development paid for your electrical contracting services, you can check the invoice in the binder.  Our profit and overhead are a flat percentage (between 9-12%) on the total cost of the project.  We discuss this with our clients at the initial consultation. Then, going forward, there is never a question as to what our clients are paying or what 3D Development is earning for the project. This straight forward approach allows more open builder/client communication and enables us to complete your home on time and under budget without exception. Your budget is our budget because we don’t just give you a lump sum amount as an allowance (see question 4) only to have it fall short  of your expectations. We have the entire project broken down line-by-line, so you know EXACTLY where your money is being spent.

Do you give allowances or actual bids for a specific type of fixture, product, appliance, etc?  

3D Development:  Nearly all of our bid results are for specified products.  This does not mean that you have to make your selection for items at the bid process.  We use past homes as a reference for products; then, we have our subcontractors base their bids on these references.  This way, our clients can choose the specific products they want from product lines used in other homes of similar scale, which prevents our clients from being “nickel-and-dimed” with upgrades on every fixture, product or appliance. This is where the client must be extremely careful to get specific products. Many builders drive up the final cost of a home by enticing prospective clients with low-ball numbers that contain unspecified and, frankly, substandard allowances for fixtures and appliances.

How do you handle design, ideas, and selection?

3D Development:  Constant communication between builder and client keeps ideas fresh as the project evolves from blueprint to foundation and from framing to finishing. The process begins with our initial consultation when our creative and experienced architect starts the drawings. As construction begins, Chuck DiVito will set meetings with you on site to suggest a variety of design ideas. His experience will help you determine room layouts that best suit your needs. Placement of cabinets, speakers and utility jacks are just some of the choices he’ll help you make as your home takes shape.  3D Development is also a part of the Yorkville Design Center.  Inside the 16,000 square foot showroom, 6 more members of our team are under one roof to help you make selections for flooring, cabinets, trim, countertops, painting, doors and windows. Your home is an expression of yourself. That’s why at 3D Development, we pride ourselves in taking a two dimensional drawing and truly “bringing it to life” in three dimensions by providing a vision of the finished product BEFORE completion.

Who is on the construction site and responsible for the actual building of the home?

3D Development:  Chuck DiVito is on site daily to assist the subcontractors in the building of your new home.  This is one of many crucial aspects he oversees.  By limiting the number of projects we do at any given time, Chuck has the ability as the owner to oversee all aspects of construction.  He doesn’t want his company to be too large.  He takes pride in the limited number of true custom homes he builds in a given year. Chuck’s complete involvement from beginning to end allows him to give each home the attention to detail it truly deserves.

Do you have any kind of discounts or specially priced items?  

3D Development:  At any given time, our manufacturers offer rebates or discounts back to us.  At your discretion, we can either take this check and refund the amount directly to you; or, use it as a credit toward the construction of your home. One very important element in the 3D Development team is its Custom Flooring Division.  From marble, granite, travertine, limestone,porcelain, to all species of hardwoods, to the latest trends in carpet, 3D Development has its showroom ready for your selections.  Chuck started in his family flooring store in Wheaton, Illinois. For 12 years, he managed the 75-year-old company while starting 3D Development. He buys directly from top manufacturers and passes his preferred pricing on to his customers. Flooring is one of the final “finishes” and the one that really makes a house come alive. Chuck’s direct contact with flooring manufacturers help you get the products you want at the best price.
